House Hunting

I've been starting a search for a house recently, I've been using this nice site: http://www.redfin.com

It has a really nice user interface and is pretty snappy.

Tammy's dad (Darrold) is pretty experienced with buying houses and here is a list he gave me for big ticket items to look for when viewing houses:

  • Copper Piping
  • Tile Roof
  • Double paned (or newer) windows
  • Hardwood floors
  • Main water line to the street (has it been recently replaced?)
  • Blockwall in backyard (or is it a wood fence, blockwalls are expensive to build)
  • Patio / Covered
  • Hot Water Heater (how new is it? what shape is it in?)
  • Raised Foundation (slab foundation is cheaper but can have more problems and is expensive to repair)
  • Central Heat / Air (what condition is the A/C in?)
  • Landscaping

Look at foundation at / slightly below grade for cracks, shifting, possible mold (indicating moisture), fogging at inside corners of windows (indicates vapor / vacuum leak or faulty seal - loss of energy efficiency).

Be careful of Copper plumbing as the age will have a direct bearing (along with possible added mineralization) on whether it develops tiny pinhole leaks. Sometimes they are so minute you can't readily detect them until usually it's too late. I just gutted the entire lower area of my home due to pinhole leaks in my copper plumbing and my house is 30 years old. We replaced it with CPVC and all new valves (blue-cold, red-hot), regulator and new water heater. It's much cheaper to do it all together than skimp and guess then end up being sorry later.
Look at walls below window corners and look at door edges, corners and bottons from the inside when they are closed.
Look under sinks, flush the toilets and "kick the tires" so to speak. ASK QUESTIONS!! It is the single BIGGEST investment you and your bride are likely to make (ok except if and when you buy Google!) ;)
